Milano: Galleria Vittorio Emanuele II, new shop in a former credit institution, tender ready for a 118 square meter space.
The valorisation process of the Galleria Vittorio Emanuele II continues. The Palazzo Marino Council has approved the guidelines for the concession through public tender of a commercial space on one of the lateral arms of the monumental complex.
The announcement, which the Municipality of Milano is preparing to publish, will cover a space of 118 square meters with two windows on the corner of via Silvio Pellico, including a ground floor and a basement. Under concession to a credit institution since 2011, it was returned to the municipal state property and is now free.
“The tender procedures, which protect transparency and public interest, have highlighted a growing interest in the Gallery complex and other valuable properties in the Municipality in recent years and have recorded an increase in the profitability of our assets. For this reason, the Administration favors new entries, also through the redefinition or merging of spaces not previously used for commercial purposes and the valorisation of rooms located at levels other than the ground floor. The new concessions are thus also linked to important redevelopment works, which increase the value of the monumental complex" states the councilor for Budget and Heritage, Emmanuel Conte.
The duration of the concession will be 18 years and the annual starting fee is set at 342 thousand euros, equal to 2.900 euros per square meter. According to the guidelines of the tender, whoever wins the spaces will have to provide the architectural, structural and plant works, also necessary for the functional connection between the two floors. The intended use is commercial, with the exclusion of the restaurant business, as well as the types of business normally excluded from the tenders for municipal spaces (phone centre, money transfer, sex shop, games room, massage centre, agency collection of bets, real estate and commercial brokerage, supermarkets). It is also expected that a sign already present in the Gallery cannot be displayed.
The award will take place according to the criterion of the most economically advantageous offer, with a maximum score of 40 for the economic offer and 60 for the technical offer. In fact, the high quality of the proposed use must be guaranteed, linked to the most prestigious and consolidated traditions of the city or to the excellence of Made in Italy or international products, to the opening hours to the public, to the aesthetic quality of the environment and furnishings. .
